Some things to note ...
Reservations
£100.00 deposit secures your booking with the full balance payable 4 weeks prior to arrival. If your booking is within 4 weeks, the full amount is payable at the time of booking in addition to £100.00 deposit. Providing the cottage has been left in good condition, £100.00 deposit will be refunded no later than one week after your stay. Reservations made by telephone or email will be held as a provisional booking for 7 days, by which time the booking form and £100.00 deposit must have been received to secure your holiday. Written confirmation will be forwarded by post or email on receipt of your booking deposit.

Cancellation
In the event of cancellations made within 4 weeks of your check in date, the total cost of your holiday is payable. If we are able to re-let we will refund the holiday cost.

Non availability
If the property becomes unavailable due to unforeseen circumstances, e.g. fire, all monies paid for that period will be fully reimbursed. The Hirer shall have no further claim against the Owner.

Guest Obligations
All breakages must be reported and will be charged if deemed appropriate. Any damage to the property will also have to be paid for. This will be taken from the deposit before it is refunded.
Guests are expected to take care of the property and to leave it clean and tidy. All contents, including bed linen and towels, remain the property of West Instaple Holidays and must not be taken off-site.
We reserve the right to recover costs for cleaning if the cottage has been left in an unacceptable state, e.g. cleaning carpets, soft furnishings. Guests must permit us reasonable access to the property for maintenance etc. Guests must not exceed the number of persons originally stated on the booking form, unless agreed prior to occupation. Guests must not cause annoyance or become a nuisance to occupants of other premises on site. No smoking is allowed inside any of the properties or near to the stable yard. Smoking is permitted in the private gardens attached to each cottage, but smoking waste must be disposed of correctly in the metal bucket provided. No naked flames (candles/matches etc) allowed in any of the properties.

Please note: The cottages and other facilities are for the use of paying guests only. Any additional visitors to the cottages must be agreed in advance by the owners.

Pets
At present, we are able to accept up to two small breeds or one medium/large breed to Millview Cottage. Dogs must always be kept under close control; failure to acknowledge house rules, or if your dog shows aggression towards anyone on site, we reserve the right to ask you to take the dog home. Any chewing of furniture, skirting, floors or frames will incur cost of damages. There is a surcharge for each dog, payable at time of full payment; £5 per dog per day.

Arrival and Departure
Your cottage will be available from 4.00 p.m. on the day of arrival. Check in no later than 9.00 p.m.
Please vacate by 10.00 a.m. unless departure has been agreed in advance.

Liability
Cars and their contents are parked entirely at the owners' risk. We cannot accept any liabilities for any damage, loss or injury to any member of your party or any vehicles or possessions.

Extent of the Service

We do not recommend in particular the use of any websites (or other internet related services) (“Internet Services”) and your use of Internet Services is carried out entirely at your own risk.

We have no responsibility for, or control over, the Internet Services you access and do not guarantee that any services are error or virus free.

We have no responsibility for, or control over, the information you transmit or receive via the Service.

Save for the purposes of network diagnostics we do not examine the use to which you use the Service or the nature of the information you send or receive

We do not guarantee:
1. the availability of the Service;
2. the speed at which information may be transmitted or received via the Service; or
3. that the Service will be compatible with your equipment or any software which you use.
6. Whilst we take reasonable steps to ensure the security of the Service and to prevent unlawful access to information transmitted or received using the Service, we do not guarantee the security of the information which you may transmit or receive using the Service and you accept that it is your responsibility to protect your information and have adequate security (in terms of equipment and procedures) to ensure the security, integrity and confidentiality of your information and data.
7. We reserve the right at all times to withdraw the Service, change the specifications or manner of use of the Service, to change access codes, usernames, passwords or other security information necessary to access the service.
2. Your Use of the Service

You must not use the Service to access Internet Services, or send or receive e-mails, which:

are defamatory, threatening, intimidatory or which could be classed as harassment;

contain obscene, profane or abusive language or material;

contain pornographic material (that is text, pictures, films, video clips of a sexually explicit or arousing nature);
-
contain offensive or derogatory images regarding sex, race, religion, colour, origin, age, physical or mental disability, medical condition or sexual orientation;
-
contain material which infringe third party’s rights (including intellectual property rights);
-
in our reasonable opinion may adversely affect the manner in which we carry out our business; or
-
are otherwise unlawful or inappropriate;

2. Music, video, pictures, text and other content on the internet are copyright works and you should not download, alter, e-mail or otherwise use such content unless certain that the owner of such works has authorised its use by you.
3. We may terminate or temporarily suspend the Service if we reasonably believe that you are in breach of any provisions of this agreement including but not limited to clauses 2.1 to 2.3 above.
4. We recommend that you do not use the service to transmit or receive any confidential information or data and should you choose to do so you do so at your own risk.
5. The Service is intended for consumer use only.
3. Criminal Activity

You must not use the Service to engage in any activity which constitutes or is capable of constituting a criminal offence, either in the United Kingdom or in any state throughout the world.

You agree and acknowledge that we may be required to provide assistance and information to law enforcement, governmental agencies and other authorities.

You agree and acknowledge that we may keep a log of the Internet Protocol (“IP”) addresses of any devices which access the Service, the times when they have accessed the Service and the activity associated with that IP address.

You further agree we are entitled to co-operate with law enforcement authorities and rights-holders in the investigation of any suspected or alleged illegal activity by you which may include, but is not limited to, disclosure of such information as we have (whether pursuant to clause 3.3 or otherwise), and are entitled to provide by law, to law enforcement authorities or rights-holders.
4. Our Use of your Information
1. Subject to clauses 3.3 and 3.4 above we confirm that we shall use the contact details you provide to us solely for the purposes of contacting you with marketing information, updates, promotions and special offers relating to our business.

This agreement is governed by the law of England and Wales and is subject to the non-exclusive jurisdiction of the English courts.
​
All guests must sign and agree to the terms and conditions stated above, on behalf of themselves and all accompanying guests, prior to staying at West Instaple Holiday Cottages.
